— What Is A Grade D Certificate?

Standard alarm provision, properly verified

A Grade D Fire Safety Certificate covers the standard smoke and heat alarm setup found in most single-family lets: mains-powered alarms with battery backup, positioned in escape routes and key rooms.

Our engineer checks each alarm is correctly sited, wired, and functioning, tests the battery backup, and confirms interlinking where fitted — then issues a certificate confirming the system meets current guidance.

It’s a lighter-weight certificate than a Grade A system, suited to standard residential lets rather than larger HMOs.

— When You Need This

— Why It Matters

An alarm that doesn't work is worse than no alarm at all

Tenants assume a fitted alarm works. A Grade D check exists to make sure that assumption is true.

Tenant Safety

Early warning, verified

A tested alarm gives tenants the seconds that matter most in a fire.

Insurance

Policy expectations

Many landlord policies expect evidence that fire detection is in place and working.

Liability

Duty of care

As a landlord, you're responsible for providing working fire detection in the property.

Not sure which grade you need?

If you're managing an HMO or larger shared property, you likely need a Grade A system instead. We'll confirm on the call.

— Frequently Asked Questions

Everything landlords ask us about Grade D certificates

Grade D covers standard alarm provision for single lets. Grade A is a more comprehensive, typically interlinked system used for HMOs and higher-occupancy properties.

We recommend an annual check, and always after a new tenancy begins or any electrical work near the alarms.

Working smoke alarms are expected in all rented properties — this certificate is how you evidence that they’re correctly fitted and functioning.

From £67.99 for up to 3 alarms, plus £15 per additional alarm.

Typically 30–45 minutes.
