— What Is A Gas Safety Certificate?

The CP12 — an annual, not a five-year, obligation

A Gas Safety Certificate — properly called a CP12, or Landlord Gas Safety Record — is the document that proves every gas appliance, pipe, and flue in a rented property has been checked and is safe to use.

It’s issued by a Gas Safe registered engineer after testing each appliance for correct operation, safe ventilation, and signs of leaks or carbon monoxide risk.

Unlike an EICR, which runs on a five-year cycle, a Gas Safety Certificate has to be renewed every 12 months for as long as the tenancy continues — there’s no grace period for as long as a gas supply is present in a let property.

Four stages, one visit

A typical residential visit takes 30–45 minutes depending on the number of appliances.

STAGE 01

Appliance check

Every gas appliance in the property — boiler, hob, fire, water heater — is inspected for safe operation and correct installation.

STAGE 02

Flue & ventilation test

Flues are checked for blockages or leaks, and ventilation is confirmed adequate for each appliance.

STAGE 03

Pressure & safety device test

Gas pressure is measured, and safety cut-off devices are tested to confirm they respond correctly.

STAGE 04

Certificate issued

A copy of the CP12 is provided to you and, where required, your tenant, on the same day.
