A full health check for your property's electrics

An Electrical Installation Condition Report is a formal inspection of a property’s fixed wiring, consumer unit, sockets, and circuits — carried out by a qualified electrician to confirm everything meets current UK safety standards (BS 7671).

Rather than a quick glance, it’s a hands-on assessment: circuits are tested under load, earthing and bonding are checked, and any wear, damage, or non-compliant work from a previous renovation is flagged before it becomes dangerous.

The result is a certificate that either passes the property outright, or lists exactly what needs fixing and how urgently — using the standard code system explained further down this page.

Four stages, one visit

A typical residential EICR takes 30–90 minutes depending on property size and number of circuits.

STAGE 01

Visual inspection

The engineer checks the consumer unit, sockets, switches, and visible wiring for damage, wear, or non-compliant installation.

STAGE 02

Dead testing

With the power isolated, insulation resistance and circuit continuity are tested to catch faults that aren't visible.

STAGE 03

Live testing

With the system powered, the engineer measures earth loop impedance, RCD trip times, and voltage to confirm every circuit is protected correctly.

STAGE 04

Reporting

Any issues are logged against a standard code, and you receive a full written report with a pass, or a clear list of remedial work required.
